I found Toby through the Rosie on the House web site “Find a Trusted Partner” and he lived up to expectation. Booking the home inspection was made easy, even though the seller had to change the first appointment, a simple phone call to Toby and we had a new inspection date arranged. The report is clear, with lots of pictures including arrows so you know exactly what he’s referring to and of course he does a walk through and explains everything, even making suggestions for ongoing maintenance. We couldn’t be happier with the home inspection Toby did for us today. \u00a0He started around 7AM and by the time we arrived (around 1030) he had pretty much finished the physical part of the inspection and was working on the report. \u00a0He discussed the main issues he had found with us and then walked us through the home to show us where certain things (filters, valves, timers, etc.) were located in the home and pointed out the issues he had discussed. \u00a0He was patient and thorough, and explained the issues to us very clearly. \u00a0We didn’t leave the home until close to 1PM.

Toby didn’t stop there, however. \u00a0I was especially impressed that, since the homeowner was there while he was doing the inspection, he had pointed out the issues he had found to the homeowner before we even got there. \u00a0After leaving the home he went to his office to write up the inspection report, which he emailed to us by about 5PM. \u00a0I couldn’t believe it when I received the .pdf version of the report – 103 pages! \u00a0And this was a report on a house that was in good condition!! \u00a0The report included pictures of everything, and started out with a summary page that was very clearly written, with the issues he felt should be addressed in red. \u00a0It then included pictures and locations of key items that we needed to know, such as the main water shut off valve, the gas shut off valve, the electrical box, etc. \u00a0The end of the report included pictures of the entire house. \u00a0The report also included recommendations to us for future maintenance. \u00a0This was an extremely well-written and complete inspection report. \u00a0

In the email that included the report Toby urged us to feel free to contact him with any questions. \u00a0After reviewing the entire report I called him around 8PM with a couple of questions. \u00a0He welcomed the additional questions and answered them promptly, again saying if anything else came up to feel free to call. \u00a0

The entire experience with Toby was pleasant and professional. \u00a0I must add that I originally had an appointment with another inspector because Toby was already booked. \u00a0When his schedule changed I immediately canceled my original appointment, mostly because the other inspector made it very clear that he did not want us to be in the home while he was conducting the inspection. \u00a0He also made it clear that he did not always go on the roof or in the attic if it was too hot. \u00a0And he did two inspections\/day to Toby’s one. \u00a0Overall, I figured Toby was the better deal and I was right! \u00a0I highly recommend The Inspector home inspection services for Toby’s professionalism, thoroughness and clarity. \u00a0I couldn’t have asked for a better experience.<\/p>\n

Toby did an amazing job with our home inspection. We are first-time home buyers, and were really worried about getting in over our heads. He came out on Sunday of a holiday weekend, which was so helpful! He spent a TON of time in the house, and was super patient with our hundreds of questions.
